  • Vacuum hard floors and carpets
  • Vacuum all hard or carpeted stairs
  • Spray all carpets with a fabric conditioner
  • Wash entrance areas with HOT water scented solution
  • Clean all stair handrails
  • Dust all ledges and any wooden areas
  • Wipe all door handles with anti bacterial solution
  • Sweep outside all entrance areas
  • Remove any cobwebs
  • Clean entrance doors inside and outside
  • Grounds Litter collection
  • Health and Safety hazard signs in place
  • Clean lifts and wipe handrails with anti-bacterial solution

Why we don’t use contract cleaners

Our research discovered that if the cleaning of your properties was not up to scratch, it reflected very adversely on the Factor.

The Factor never supervised the cleaning contractor and criticisms were often raised such as :-

  • “They are just pushing dirt around with their mops and dirty water” and “they were in and out in minutes”
  • Using contract cleaners without supervision led to poor results and the lack of presence of the Factor on site
  • We never see our Factor
  • You the owners were not getting value for money and poor results
  • You could not raise any maintenance issues with the contract cleaners

We changed the industry model

We took the decision to employ our own cleaning, gardening and maintenance staff .

  • We developed a high level cleaning specification
  • We equipped the staff with commercial kettles for boiling water and insisted that the water be changed at least once per stair.
  • We equipped everyone with vacuums with motorised cleaning heads to ensure the proper cleaning of carpets.
  • Brooms were only to be used outside entrances and in bin stores and never in the properties.
  • Carpet cleaning equipment was purchased for the periodic cleaning of carpets.
  • The staff were instructed always to look up as well as on the floor, because that’s where the cobwebs form.

Our team also maintain and manage gardens, plants, manage moulds and moss, trim hedges, bushes and trees and mow lawns. We have two dedicated, fully stocked gardening vans.
